Leasing And Application

To qualify for an apartment at The Tropic Apartments, applicants must typically earn at least 2.5 times the monthly rent. Our community also participates in a workforce housing program, which includes additional income qualifications and limits based on household size. Yes! The Tropic Apartments is currently offering 1 to 2 months free on select floor plans, plus a cruise incentive for two on qualifying leases.  Specials are subject to change, so we recommend contacting our leasing office for the latest offers. Explore current availability.

At this time, the shortest lease term available at The Tropic Apartments is 12 months. Our flexible lease options are designed to provide residents with long-term comfort and stability in our modern apartment community. 

The Tropic Apartments offers lease terms ranging from 12 to 18 months. Pricing remains consistent regardless of lease length, giving residents the opportunity to lock in their rental rate for a longer period of time.

The application fee at The Tropic Apartments is $125 per applicant over the age of 18, and the administrative fee is $350 per apartment home. Additional fees and deposits may apply depending on your application screening results.

We offer apartment tours seven days a week at The Tropic Apartments.


Monday – Friday: 10:00 AM – 5:30 PM

Saturday: 10:00 AM – 5:00 PM

Sunday: 1:00 PM – 6:00 PM

The Tropic Apartments offers spacious 1-bedroom, 2-bedroom, and 3-bedroom apartment homes designed with modern finishes and convenient amenities. Browse available floor plans.

Utilities and Payments

Residents at The Tropic Apartments can conveniently pay rent online through the resident portal. Access the portal through your original registration email or directly from our website here.

Rent is considered late after the 3rd day of each month. Beginning on the 4th, a late fee equal to 10% of the monthly rent balance may be applied to the resident account.

Residents are responsible for setting up and maintaining their electricity account through Florida Power & Light (FPL). Additional utility or community fees may apply depending on your lease agreement.

Yes! The Tropic Apartments offers onsite maintenance services Monday through Friday, with emergency maintenance available on weekends to help provide residents with peace of mind.

Maintenance request can be submitted via the resident portal or by contacting the leasing office. 

The standard maintenance turnaround time to complete a work order is approximately 24-48 hours 

Inside Your Home

Yes! Every apartment home at The Tropic Apartments includes a full-size in-unit washer and dryer for added convenience and comfort.

No, we do not allow subletting or listing on 3rd party rental websites at The Tropic. Doing so is a violation of your lease agreement.

Grilling of any kind on balconies is prohibited for safety reasons in accordance with the fire department regulations.

Yes, you can paint your wall at The Tropic, however please ensure walls are painted back to its original color before move-out to not accrue a charge.

The Tropic offers a roof top lounge located on the 18th floor. This space may be reserved for up to 5 hours at a cost of $500. Please contact our office for more details.


Our luxury resort-style heated pool with lounge seating is open from sunrise to sunset and gets direct sunlight in the morning and daytime hours. 

Yes. The Tropic features multiple elevators conveniently located throughout the community to provide easy access to apartment homes and amenity spaces. 

We offer reserved parking spots for EV vehicles only. 

Residents may dispose of bagged household trash using the trash chutes located on each residential floor.

The community offers the Fetch package delivery service for residents, which is an additional $30/month.

Yes, quiet hours begin in the city of Hollywood at 10pm and continue until 6am. This is a county wide noise curfew to ensure a peaceful and mindful environment. 

Pets, Guests, And Neighborhood

Yes, The Tropic is pet friendly! All animals will have to complete a pet screening profile and be approved to be on community property.

There is a one-time pet fee of $500 and a monthly pet rent of $30 per month. Approved service animals and emotional support animals do not require pet fees or pet rent. 

Publix is our closest grocery store just under a 10 minute walk to the North. There are also numerous small chain grocery stores along Federal Hwy. Check out the neighborhood for more information. 

The Tropic is perfectly located just a few minutes walk from Young Circle Park, which is surrounded by many restarunts, lounges, bars and clubs. We're also only a 30 minute walk or 5 minute drive to the beach and Margaritaville. Check out our neighborhood for more information!

Residents may bring guests to the amenity areas at The Tropic in accordance with community policies and occupancy guidelines and accompanied by a resident.  

Yes, we offer guest parking conveniently onsite at The Tropic, located on the first two levels of the parking garage.
